A lending site with no rates on it.

Plinth Home Lending does not exist. It is a demonstration of what a full-spectrum United States lender's site could look like if it were organised around the thing that actually separates one loan from another — time — rather than around a grid of eight product names.

Plinth Home Lending is a design demonstration. The company, the address, the phone number and the email domain are invented. No licence, NMLS identifier, rate, approval or timeline on this site is real, and no form on it transmits or stores anything.

Four positions, and the site follows from them

Time is the axis, not the product name

A person who does not know whether they want FHA or conventional cannot be helped by a page that starts with the words FHA and conventional. They can be helped by "what am I still paying in year two", because everybody knows what year two is. So the whole site is ordered by depth, and the programmes surface where they decide something.

Structure is publishable. Rates are not

A rate on a page is a guess with a decimal point in it, because nobody has been underwritten. Programme structure is different: the FHA upfront premium really is 1.75%, PMI really does terminate at 78% of original value, and VA really does charge no monthly mortgage insurance. Those are checkable, they are stable, and they are what actually separates one loan from another.

What a programme will not do is part of the description

Every programme page carries a "what it will not do" section, and the sift on the loans page keeps the ruled-out programmes on screen with the reason written out. A shorter list is easier to build. A list with reasons is the one that teaches you the vocabulary.

Every number says what kind of number it is

Published rule, or illustrative assumption. Those are the only two categories on this site, and each figure is labelled as one of them where it appears rather than in a footnote nobody reads.

Why five bands

The five depths are not decoration. They are where the decisions actually land.

Each of them answers a different question, and each of them makes a different subset of the eight programmes relevant. Someone who tells you they expect to move in four years has told you more about which loan suits them than a credit score would.

How it is made

Static pages, hand-drawn charts, and nothing calling home

Astro with no framework runtime, Tailwind for the reset and a design system of about four hundred lines of hand-written CSS. Every chart on the calculators is written straight into SVG, because a charting library is the single easiest way to lose the performance budget on the page people actually share. The sediment field in the hero is one canvas element with a capped particle count that pauses itself when it is off screen or the tab is hidden, and never starts at all if you have asked your system to reduce motion.

The maths lives in a typed module so that tsc --noEmit --strict actually covers it. That matters: TypeScript inside a component's script block is checked by nothing, so the arithmetic that produces every figure on this site is deliberately somewhere a compiler can see it.

There is no team page here, no photographs of people who do not work for a company that does not exist, and no awards.
